You cannot afford a house? Just a myth

SELLING Houses Australia host Andrew Winter thinks the belief that housing affordability is out of reach of the average person is a bit of a myth.

Instead, he states the problem is a lot of Aussies these days aren’t willing to adjust their outlook to get into the housing market.

“Housing affordability is out there, it’s just that people do not want to compromise,” he says.

“They want their first home to have four bedrooms and all sorts of ridiculous things.”

The other area people may need to compromise on is location.

Winter states if first home buyers want to stay in Sydney then they may have to look at moving to the outer suburbs.

And he suggests that they seriously think about moving to a more inexpensive part of the country for a while.

“People have always had to move for work and housing but this new generation doesn’t want to do that,” he says.

“People need to be a bit more adaptable.”

In fact, Winter thinks a growing trend in housing in Australia will be for smaller houses that do not come complete with accessories such as floor coverings, kitchen appliances and landscaped gardens.

“It’s only a recent development that houses come with all those things anyway,” he explains.

“Up until the 1980s the typical young couple buying in a housing estate would have a relatively small block with a three bedroom, one bathroom house with no floor coverings.

“It would not have a lot of appliances in the kitchen either and you’d have to develop a garden as you go.”

The fifth season of the show, which starts screening next week, focuses on the say of the housing market and what sorts of houses are currently selling.

“It’s probably the most challenging market out there since 2007,” he says.

While there are always things you can do to increase the chances of getting a good price, Winter states in times of a depressed housing market sometimes all people can do is lower their expectations.

“We have one property where the owners were very clued in fellows who’d done their research and done everything right but they could not sell,” he says.

“We freshened up their marketing to get a better result and it sold but it was not exactly what they wanted.”

Winter states in a depressed market people should also seriously think about postponing selling their home or rent it out for a while.

And he states what they definitely shouldn’t do is purchase a new house before selling their old one.

“People need to take less risks and know what they have got to spend before spending it,” he says.
